Howard Pronsky, the garage's owner, said the price is 1,000 percent more than what a space sold for when the garage first opened 30 years ago.
"They were $29 [thousand] back then," Pronsky told Patch. "But that was before houses were in the millions."
Another spot in the same garage sold for about $80,000 four years ago.
Pronsky defended the high price as a consequence of rarity.
"Across the street, you see a building that's being converted now to an apartment building," he told CBS New York. "This was a garage. This garage was has been closed for two years and had 300 spaces. The neighborhood has lost 300 spaces."
