Entire town in Oregon for sale for $3.85 million

March 14 (UPI) -- A small town in southern Oregon with more than 250 acres of land is for sale for about $3 million.

Garrett Zoller listed the town of Tiller, including 256 acres of land, seven homes and a mile of river for $3.85 million on real estate listing site LandLeader.

"The new owners will find unique opportunities with a wide variety of different zonings along the South Umpqua River," the listing states. "Tiller is surrounded by Umpqua National Forest and Bureau of Land Management lands. Oregon State Highway 227, known as the historic Tiller Trail Highway, passes through the properties and connects Interstate 5 and State Highway 62. With an elevation of 1,020 feet, Tiller has an exceptional year around mild climate."

Also included in the purchase are 28 tax lots, community water rights, about 2 million board feet of merchantable timber and the Tiller Store, an non-operational general store that includes a deli, a commercial kitchen, a gas pump, and an apartment.

Zoeller said the rare opportunity to purchase an entire town could be a great opportunity for someone with a vision to develop the small town.

"The most important thing is the arrangement of the properties as a whole, with 28 different tax lots, a school -- it makes it very marketable," he told the Oregonian. "It's an opportunity to do the development, and do it with a lot more elasticity and less bureaucracy."

According to Zoeller, the property has drawn interest from Chinese investors and groups hoping to use the land for hemp production.
