Zac Efron slaps Seth Rogen in the face with a sex-toy in new 'Neighbors' trailer

The restricted preview is called a "red band trailer" due to its explicit content.

LOS ANGELES, April 8 (UPI) -- Universal Pictures has released a new, not-safe-for-work trailer for the new Seth Rogen film Neighbors.

The restricted preview, called a "red band trailer" because of its explicit content, show husband and wife Mac (Seth Rogen) and Kelly Radner (Rose Byrne) as they contend with their new neighbors -- a fraternity house led by Teddy Sanders (Zac Efron).

The fraternity brothers alienate the Radners with their loud music and raucous parties, and later enact revenge on the couple after they call the police. The trailer features a fight with sex toys and fraternity paddles between Mac and Teddy, and shows the frat brothers laughing as they trash the family's lawn with beer cans and toilet paper.

"We're just getting started," Teddy tells Mac.
